Life on campus has always been about blending modern thought with tradition, a theme echoed in these residences, comprising 45 units in apartment style building and 4 townhouses.
The use of concrete in the design phase permitted generous cantilevered overhangs, free flowing space with minimal structure and flexibility in window fenestration.
Concrete floor slabs provided a medium for ducts, conduits and piping to be concealed within units as well as providing excellent sound separation.
The exterior skin of the building was formed from concrete extensively for its versatility.
The concrete has been used with paint to ensure long term prevention of water ingress, as a backing to stone clad walls with a breathable membrane to shed water and still permit the movement of water vapour, and as architectural concrete.
Large covered patios and terraces contribute to the outdoor experience and provide panoramic views of Howe Sound, Vancouver Island and Burrard Inlet.
Sandblasted concrete is featured as slabs on balconies adding texture and subtle tone to the building elevations in a regulated pattern. Sandblasted concrete is also used at the main entrance as a contrasting element to the finished wood wall paneling, slate flooring, glass curtain wall and wood ceiling completing the eclectic West Coast style that exemplifies solid construction in a setting that is unrivalled.
